Key handover of 48 OPH in Magaluf

CALVIÀ TOWN HALL AND THE GOVERN HAND OVER THE KEYS OF 48 PROTECTED HOUSES, 24 MUNICIPALLY FINANCED AND 24 FINANCED BY IBAVI

The Town Hall has another 99 OPH under construction in Santa Ponça, being the only municipality that finances public housing with its own funds

The president of the Government of the Balearic Islands, Francina Armengol, and the mayor of Calvià, Alfonso Rodríguez Badal, have handed over today the keys of the 48 officially protected homes that Calvià Town Hall and Ibavi have built on the municipal land on 5 cabo Juan García St., in Magaluf.

This is a development carried out jointly by the Town Hall and the Government of the Balearic Islands, with an investment of 7,156,000 euros, of which 50% has been contributed by Ibavi, and 50% by Calvià Town Hall, being the only municipality on the Islands that builds public housing with its own budget.

The president thanked Calvià Town Hall "for, in addition to ceding land, investing its own resources in building social apartments" and has made a call on the rest of town halls "to follow Calvià's example" to respond to a problem that affects all citizenship. In addition, Francina Armengol has announced that the Govern is working on the drafting of three other agreements with municipalities that will be signed this legislature and that will allow the construction of around 40 public homes, therefore "the increase in the public housing stock will be even more pronounced, higher than the 72% we had planned”.

The mayor of Calvià, Alfonso Rodríguez Badal, has indicated that "today is an extraordinary day because, with the delivery of the 48 homes, the collaboration of the Govern and the Town Hall is confirmed, a boost to housing policies that we must continue to do". The mayor recalled that there was a significant stoppage for 12 years in the construction of public housing. "We, he stated, are working heavily on ceding land to Ibavi but also on building homes with exclusively municipal financing, because these policies are the ones that give families opportunities to stay and live in Calvià."

On his behalf, the regional minister of Housing recalled that «We will close the legislature with an increase of more than 72% of the public housing stock, a historical milestone. Never in the history of the Balearic Islands has public housing increased in this way. And it has been thanks to the collaboration between public administrations, specifically Calvià Town Hall, which has not only given us land but has gone one step further and has built social housing”.

The key handover event was also attended by the deputy mayor for Social Cohesion and head of the Housing department, Nati Francés; the deputy mayor, councillor of Magaluf, Marc López; the general director of Housing of the Town Hall, Eduard Vila, and other municipal representatives. On behalf of the Govern, the director of Housing and Architecture, Cristina Ballester, and the manager of Ibavi, Olvido Terrassa, attended the event.

The 48 OPH of Magaluf

The 48 subsidised homes that have been delivered today have been built by the architects Adrián Talens and Itziar Lafuente, who won the ideas competition to carry out these buildings, and are the only ones in the Balearic Islands, that have been built on a wood structure.

The 24 houses of Calvià Town Hall and the 24 of the Ibavi are to be rented, and their dimensions range from 65 to 80 m2. The smaller ones have a double room and the larger ones have two double rooms plus a single one. Half of the apartments have a private interior patio and are prepared to house between one and five people, each. Rental prices range from 288 to 410 euros per month.

Housing policies in Calvià

Calvià is the only municipality in the Balearic Islands that, in addition to ceding municipal land to Ibavi, builds public housing with municipal funds. In total, in this legislature, Calvià Town Hall will have invested 17 million euros in OPH.

In addition to the 24 homes delivered today, the Town Hall has 99 homes in advanced construction in Santa Ponça, of which 50 will be for sale, 39 for rent and 10 for rent with purchase option.

In addition to the 123 homes with one hundred percent municipal investment, and the 24 Ibavi OPH delivered today, the Govern has already awarded the construction of 39 privately managed OPH that will be carried out on the plot next to cabo Juan García St. in Magaluf. In addition, the Town Hall has ceded a plot of land in Peguera to Ibavi, for the development of another 24 subsidised homes, and has already given the license for the construction of 87 privately-developed homes in the Magaluf Marina area, of which 75 will be OPH and 12 will be at an appraised price.

The policies to facilitate access to housing are completed in Calvià with the Rental Grants that the Town Hall has granted since 2017, and which have been conceived as a right in the municipality, in such a way that all those applications meeting the requirements obtain aid, although the initial budget item must be increased.

In this legislature, in addition to ordinary annual aid, in 2020 and 2021 extraordinary aid was called as exceptional support for families in the municipality with problems to pay the rent due to causes arised by Covid-19. In total, from 2019 to 2022, ordinary and extraordinary aid amounted to a total of 2.7 million euros.

In addition to these initiatives launched to facilitate access to housing, the Town Hall has called this year, for the first time, new aid for the installation of lifts in buildings in the municipal area.

The idea for these subsidies launched in Calvià arised after detecting that residential buildings, especially those of 2 or 3 storeys, lacking an elevator, pose a mobility problem for the elderly. To respond to this situation, an item of one million euros has been set up to subsidise up to 40 percent of the budget for the first lift installation works. This is a pioneering municipal initiative in the Balearic Islands.
